ARTICLE 9
COMMERCE DISTRICT
Section 901. Intended Purpose. The Commerce District is comprised of those areas in the Township containing a greater variety of commercial arrangements with industrial uses. The purpose of this district is to promote a compatible combination of both industrial and commercial uses, and establish a viable environment for them to thrive, while ensuring compatibility with the surrounding, less-intense use districts.
Section 902. Permitted Uses. A building may be erected or used and a lot may be used or occupied for any of the following purposes:
A. Agricultural, horticultural, and forestry uses, including
the raising, breeding, and grazing of animals, when part
of a farm.
B. A single-family dwelling only when accessory and
incidental to one or more of the permitted uses.
C. Recycling facility.
D. Auto salvage yard, body shops, painting, tire retreading
or recapping, welding shops and the like.
E. Bottling works.
F. Bookbinding.
G. Machine shops.
H. Metal-fabrication and forging.
I. Manufacture of metal dies and taps.
J. Distribution plants and other service industries.
K. Wholesale business, warehousing, and other storage plants.
L. Carpenter, cabinet making, furniture repair and upholstery, electrician, tinsmith, plumbing, and metal working shops.

M. The manufacturing, compounding, processing, or treatment of such products ( as bakery goods, candy, cosmetics, dairy- products, drugs, pharmaceutical, and food products, except vinegar, yeast, and the rendering or refining of fat and oils.
N. The manufacturing of pottery and figurines or other similar ceramic products, using only clay and kilns fired only by electricity or gas.
0. Printing and newspaper publishing.
P. Agricultural operations, nurseries, green houses, kennels, boarding stables, animal hospital.

Pfiar Yard - The minimum rear yard setback shall be thirty-five (35') feet.
Buffer yards shall be provided in accordance with Article 10, Section 1005.
t. Signs, according to Section 15 of this ordinance
u. Construction and farming materials and equipment storage, sales, and repair businesses, including lumber yards
v. Dance or music studios
w. Commercial recreation facilities
x. Day care centers, and
y. Other uses similar to those enumerated above.
Section 903. Height Regulations. The height of a building shall not exceed thirty (30') feet, and no accessory building shall exceed one story, or twenty-four (24') feet.
Section 904. Area Regulations. Lot area shall be based on required setbacks, coverage, parking/access, loading/ unloading, and other applicable standards, but in no case shall be less than one (1) acre, unless served by a public water and sewer system, then shall be no less than twenty thousand (20,000) square feet.
Section 905. Lot Width Regulations. The minimum width of any lot shall be one hundred twenty five (125') feet at the building setback line.
Section 906. Yard Regulations. Each lot shall have front, side, and rear setbacks of not less than the depth and width indicated below:
Front Yard - The minimum front yard setback shall be thirty-five (35') feet. Where buildings exist on both sides of the lot to be developed, the setback shall be at least the average of the buildings constructed on both sides (or 50% of all structures on that lot).
Side. _ Yard - On interior lots, the minimum, side yard
setback shall be twenty (2 0') feet. On a corner lot, the side yard abutting a street or alley shall be not less than thirty-five (35') feet. No side yard shall be required where structures abut one another, provided that a written agreement is entered into by such property owners and submitted to the Howe' Township Zoning Officer. However, in no case shall common party walls be permitted between properties of separate ownership.

Section 908. Coverage Regulations. The maximum coverage for each lot shall not exceed seventy (70%) percent. At least twenty (20%) percent of the lot area shall be maintained with a vegetative cover.
Section' 909. Minimum Off-Street Parking Requirements. Off- street parking/access and loading/unloading shall be in accordance with Article 13 of this ordinance.
Section 910. Signage Requirements. Signs shall be provided in accordance with the provisions of Article 15 of this ordinance.
